We would prefer to not have pets unless they are quiet and extremely friendly and walked on a leash outside of our property or if on our property picked up after. Would need to be discussed first and approved as we have a dog that uses a doggie door to access the yard. We are located a 1/2 mile from a Publix shopping Plaza with restaurants/bars and a gas station. We are close to Wellington International - Palm Beach International Equestrian Center and Loxahatchee Equestrian activities.
We have a resort style pool with waterfall. Guest can use during the day. We are about 25 minutes to Riviera Beach, Jupiter Beach and P-Nut Island and Rapids Water Park. We are on a gated 1.6 acres property. (Remote provided). This newly renovated quaint mother-in-law in on almost a 2-acre property with a beautiful back yard to enjoy. The kitchen has a full-size fridge, freezer, full microwave, large double sink, 5 burner stove top and a small counter stove with 2 burners. The bedroom is large with a tropical style king size bed and full walk-in closet. The bathroom is a step up from the living room and there is a glass walk in shower. The living room sofa has a full-size pull-out bed for up to 2 additional guests.
We may consider a pet but please contact us to discuss.
1. Payment made to platform prior to check in.
2. Occupants. The said premises shall be occupied by 1 guest and approval for 2 adults that are coming to Loxahatchee primarily for work who must both signs Hold Harmless Waiver and sign liability paperwork and do a walkthrough of the apartment.
3. Pets. No pets shall be allowed. (May consider but first must discuss)
4. Ordinances and Statutes. Lessee shall comply with all statutes, ordinances and requirements of all municipal, state and federal authorities now in force, or which may hereafter by in force, pertaining to the use of the premises.
5. Rules and Regulations. Lessee shall comply with all rules and regulations of the Lessor’s which are as follows: Any guest of Lessee must sign a Hold Harmless for themselves and any minors accompanying them and text it along with a copy of their driver’s license to us, pool can be used during day light hours and in the evening at the invite of the Lessor’s, coasters must be used on all furniture, toilet, sink and shower must be scrubbed weekly due to well water stains, and air filter must be changed monthly for anybody staying over a month, every three months bleach must be dumped in the air conditioner line. There is to be no smoking in the unit or anywhere near the main residence and all cigarette buts must be discarded in a trash can. There is to be no trash thrown on the ground only in a garbage can. Lessee will take their designated garbage can to the road for dumping early Tuesday mornings and Friday mornings. When home we ask that you set the air conditioner to no less the 72 degrees and if leaving for long period of time, we ask that you put it up to 78.
6. Parking - we do provide parking inside gate, but lessee cannot park and blocking any garages, campers or vehicles.
7. Keys. Lessee will be given 1 door key front door & 1 key to garage door that has washer and dryer (if staying more than 2 weeks) and 1 remote for the gate. If any keys or remote are lost or not returned there will be a Twenty Dollar ($20.00) charge per key and ($40.00) charge for gate remote.
8. Locks. Lessee agrees not to change locks on any doors or mailbox. Lessee also agrees to keep the door locked when not occupying the unit. If theft were to occur due to the unit not being locked the Lessee agrees to pay to replace anything that is stolen with like furnishings of the same value.
9. Upkeep of the Premises & Furnishings. Lessee shall keep and maintain the premises in a clean and sanitary condition at all times, and upon the termination of the tenancy shall surrender the premises to Lessor in as good condition as when received, ordinary wear and damage by the elements excepted. If damage to furnishings occur the Lessor shall be responsible for repairing or replacing. Due to well water on property toilets, shower and sinks need to be cleaned weekly.
10. Repairs or Alterations. Lessee shall be responsible for damages caused by his negligence and that of his family or invitees and guest or by inside or outside pets. Lessee shall not paint, paper, or otherwise redecorate or make alterations to the premises without the prior written consent of Lessor. All alterations, additions, or improvements made to the premises with the consent Lessor shall become the property of Lessor and shall remain upon the surrender of the premises.
11. Assignment and Subletting. Lessee shall not assign this Agreement or sublet any portion of the premises.
12. Utilities. Included.
13. Security. The security deposit in the amount of $500.00 dollars ($500.00) with Lessor shall secure the performance of Lessee’s obligations hereunder. Deposit can be used for any damage or missing, or if any cleaning needs to be done there will be a $75.00 cleaning fee.
14. Right of Entry. Lessor reserves the right to enter the demised premises at all reasonable hours for the purpose of inspection, and whenever necessary to make repairs, alterations or to maintain the demised premises. Lessee hereby grants permission to Lessor to show the demised premises to prospective purchasers, mortgagees, tenants, workmen, or contractors at reasonable hours of the day.
15. Deposit of Refunds. The balance of all deposits shall be refunded within Three (3) weeks from date possession is delivered to Lessor, together with a statement showing any charges made against such deposits by Lessor. Lessor shall return the keys to Lessor in person or by a prearranged agreement. Lessor shall also let Lessee know where to send the refund to.
17. Attorney’s Fees. The prevailing party in an action brought for the recovery or rent or other moneys due or to become due under this lease or by reason of a breach of any covenant herein contained or for the recovery of the possession of said premises, or to compel the performance of anything agreed to be done herein, or to recover for damages to said property, or to enjoin any act contrary to the provisions hereof, shall be awarded all of the costs in connection therewith, including, but not by way of limitation, reasonable attorney’s fees.
18. Hurricanes. In the case of a hurricane (for leases longer than 6 months) it is the Lessees responsibility to put up the shutters.
19. Additional Terms and Conditions. Unit is being supplied with appliances and furnishings. Appliances include refrigerator, stackable washer & dryer (if renting more than 2 weeks), oven, microwave oven, tv, king bedroom set, and coffee table and pull-out sofa and all kitchen wares. If anything is missing or damaged lessee agrees to replace with same as item.
20. Smoking. This unit is not to be smoked in by Lessee any of Lessee’s invitees.
21. If Leaving the Unit for More Than A Few Days. It is agreed that Lessors will be notified.

We are in a rural area where properties are all around 2 acres. We are walking distance to restaurants & stores. There is a 1 Mile up the Road there is a Publix Shopping Plaza, different restaurants, gas stations, auto part stores. We are in an area that is having rapid growth with new things being added all the time. We are about 25 minutes to beaches, 2.5 hours to Orlando and the Theme Parks. About 1.5 hours to Miami.
